If you are buying a property,
this is likely to be the most expensive item you will ever purchase.
We will carry out a thorough investigation of the title to the property
to check such matters as boundary ownership, rights of access, rights
in relation to the supply of services and drainage matters, and
details of any covenants which affect the property, and whether
additions or alterations have the necessary planning and building
regulation approvals. Prior to exchange of contracts, we will provide
you with a detailed written report dealing with such matters and
providing you with copies of all relevant documentation, including
a copy of the contract and a copy of the fixtures, fittings and
contents list. Should you have a query regarding your property in
the future, you should be able to find the answer in this report.
Of course, we are always happy to deal with any queries or problems
you may have after you have moved into your new home.
Throughout the transaction we will also liaise
with your mortgage lender and estate agents on your behalf to keep
them fully advised as to progress.
If you are not moving, but instead re-mortgaging
your property to another lender to take advantage of a better rate
of interest, we will also be happy to deal with this on your behalf.
We can also help Landlords and Tenants with tenancy
agreements and tenancy disputes.
Our team of conveyancers include Partners, Legal
Executives and Conveyancing Executives who have many years of experience
in residential property matters. We provide a competitive and efficient
service using the latest case management system and an on-line search
facility (which is the first step towards paperless “electronic
conveyancing”).
