Buying a property is likely to be the most expensive item you will ever purchase. Our job is to make sure that the legal matters that affect a house are all carefully checked. We will carry out a thorough investigation to check things like boundary ownership, rights of access, rights for the supply of services and drainage, details of any restrictions which affect the property, and whether additions or alterations have the necessary planning and building regulation approvals. Before exchange of contracts, we will give you a written report dealing with these matters and copies of all relevant documentation, including a copy of the contract and a copy of the fixtures, fittings and contents list. If you have a query regarding your property in the future, you should be able to find the answer in this report, but, we are always happy to deal with any queries you may have.
Throughout the transaction we will also liaise with your mortgage lender and estate agent to keep them fully advised on the progress of the matter.
We are also a part of the Conveyancing Quality Scheme (C.Q.S.) which is the Law Society recognised quality standard for residential conveyancing. Membership establishes a level of credibility for firms with stakeholders such as regulators, lenders and insurers as well as residential homebuyers and sellers.
